Pexhurst Makes Industrial Unit Fit For The Future


Renowned fit-out and refurbishment contractor Pexhurst has fully refurbished the net zero carbon in construction DC4 unit at the West Midlands’ Prologis Park Ryton, achieving an EPC A22 rating and ensuring that 166,820sq. ft. of industrial space is fully renovated and ready to let.


DC4 is located on the highly sought-after Prologis Park Ryton, just minutes from the M6 and offering easy access to the UK’s key rail and air freight terminals. Pexhurst was selected by client Prologis UK to fully refurbish the industrial unit, working alongside Project Managers and Employers Agent, CORE CBS Ltd.

DC4 entailed an extensive refurbishment, considering the vast area to cover and the level of detail required. Pexhurst completed a general strip-out of all the previous tenant’s fixtures and fittings, returning the unit back to the base build. Pexhurst installed new Mechanical, Electrical, Plumbing and Heating (MEPH) equipment throughout the development, and new external underground ductwork for Electric Vehicle (EV) chargers, installing five EV chargers and enabling works for an additional 18.


As part of the sustainability focus of this development, Pexhurst installed six solar photovoltaic (PV) panels to heat the building’s hot water supply. Pexhurst also serviced the existing siphonic drainage system. More efficient in comparison to traditional roof drainage apparatus, siphonic drainage will allow the client to drain greater volumes of water at longer distances with fewer downpipes. The system is also environmentally friendly, enabling rainwater harvesting for efficient water usage.


Pexhurst completed specialist cleaning of the roof, cladding, warehouse liner sheets, and the roof soffit. Additionally, the team prepared and polished the warehouse floor slab for its new occupants. The team repainted the warehouse steelwork, including intumescent paint to Gridline N as a passive fire protection measure. Fire barriers were also fitted in all offices, alongside the installation of new suspended ceilings.


Furthermore, new incoming tenants will benefit from the full refurbishment and decoration of the offices. In addition to new ceilings, the floors were completely replaced with raised access flooring, with the addition of vinyl and carpet flooring. In terms of joinery works, Pexhurst fitted new hardwood doors, door frames, windowsills, and skirtings. All office WC areas including accessible WCs and shower rooms were fully refurbished to a high standard, including tiling works.


Pexhurst installed completely new mechanical and plumbing installation including VRV (Variable Refrigerant Volume) air conditioning and ventilation. As well as this, the warehouse WCs and Driver’s Reception area were fully refurbished.


Thanks to Pexhurst’s expertise, and a well-defined specification for the unit from CORE CBS Ltd, DC4 Ryton is now fit for the future and in line with a contemporary design standard. DC4 will provide occupiers with an excellent distribution space refurbished to the highest standard.
